What can I do to be an excellent real estate agent?

How can I set myself apart from the crowd in order to be successful in this slow real estate market? Have you ever worked with a real estate agent? What did they do that you liked? What did they do that you didn't like? How can I meet the needs of my clients before they even know they have those needs?

  1. I have bought 3 houses (and sold 2) in 5 years... my best advice is listen to & be there for your client. As a buyers agent - listen to their needs desires (price range, # bedrooms, location, schools, acreage) and help them find their dream home - AND point out the good AND bad in each home that you view!! (it is easy to read a realtor who is 'selling' a house - and a major turn off!). As a seller's agent - keep the client informed - input/comments from viewers, suggestions of improvements to be made, etc. Place their home on realtor.com (as well as your site) since many out-of-staters-moving-in use it & post interior /exterior photos --- THAT is what peaks potential buyers interest!!! Just keep in mind that buying/selling homes is VERY stressful, as long as you can help relieve some of their stress - you are golden!! Best of luck!
  2. Listen to your clients. Be a friend and an expert. There was nothing worse than being shown houses my wife and I had made clear were not in out price range.
  3. Keep learning, get more knowledge is definitely helpful. GRI, CRS courses are good. To set you apart, differentiate yourself finding something to sell, finding your target to serve. Style: Condo, Waterfront, Hilltop, Brick houses, Mobile home Geographical: Town, Develpment, Downtown, Village. People: Professional such as teachers, doctors, Age group such as senior, young couple, Gender group such as single parent, Sexual group such as gay, les. Slow market is a great chance for you to develop your nichie. many agents will drop out eventually, be patient, be consistent. Most people like an agent to be trustful, have better communication and understand what they need. Be positve, don't take NO as offensive. When the customers say no, then you should discover something they don't like and move a step further to have a deal. The job need hard work, don't be fool by flexible time, easy money. It is a Number Game - you make certain appointments and you will get a deal.
