1. start with some mareting, to get your voice heard, even if its online or offline marketing.
2. Be prepared to work REALLY LONG hours, at least until you build a reputation and/or are able to hire other agents to work for you. I think you also need to get a Brokers License, so that you can handle everything yourself and not just work for someone else. But the key is working hard (and long). Get to know your area well - schools, tax rates, transportation, churches, cultural attractions. Leaar as much as you can about house construction. When you can answer your clients' questions quickly and factually (not to mention truthfully) they will grow confident in your value to them, and may accept your recommendations, along with feeling good about using you and recommending you to their friends.
3. You need to get yourself noticed. A good way of doing this is by getting a website. People will take you more seriously if you can say, "Here is my web address. Come see what I have to offer."
