1. One of the best tools is "farming". It might seem like a never ending thing, but those people get used to seeing mail from you. ALso at valentines a little bag of chocolates. Being seen and constantly is the answer. You cant advertise once and exzpect it to work. Good luck!
2. Real estate advertisements are a dime a dozen around here. I throw them out every week without even reading their names. Most people know someone selling real estate. It's what all the housewives do around here bc they're bored.
