How do I persuade someone to sell me something when money is not the only concern?

I'm leasing a property and have a successful busines, but I want to buy the property from the landlord, because it would add more meaning to my efforts, knowing that I would be building equity instead of throwing rent away and have ownership in my place of business. My landlord, unfortunately, has a policy that he does not sell his acquisitions. He is very wealthy, with hundreds of millions in properties. How can I persuade him? My plan was to acknowledge his accomplishments and validate his self-interest but make the argument that this transaction would have a great impact on my life and future but only a marginal impact on his life and future. Suggestions? I have actually offered to pay a little more for the property, but he is not interested, and it's not a good idea. I think his concern is tax-related. At one time he was willing to sell but only because he had a property to swap.

  1. I suggest you search for other properties that are as god or better than your current location and then make a final offer to him with the understanding that you will be moving if he does not sell.
  2. I suggest you find a different property you could lease/buy for less money and move. This man doesn't act like he's going to deal, and it doesn't seem like you have anything he wants.
