1. Be honest & listen to your client. Don't drop the ball after the contract is accepted. I hate agents who write the contract & show up at closing for their check. Keep in contact with your clients forever. They are your best & cheapest way to get referrals. Don't be afraid to ask for referrals.
2. First of all, you should be honest to yourself and to your clients as well; honesty is the key to your long term success as a real estate agent. You also should be persistent and not accepting no as an answer with a can do attitude; because this job needs a lot of patience. Moreover, good communication skills are a must have, with the ability to read body language and figure out when to proceed, and when to hold still. Those were my 10 cents and I hope I could help you.
